What Is Garage Door Weatherstripping & Seal Replacement?
Weatherstripping and seal replacement covers the rubber or vinyl gaskets along the bottom, sides, and top of your garage door that block drafts, water, dust, and pests from entering around the door's edges. Over time, sun exposure, temperature swings, and general wear cause this material to crack, harden, or tear away from its track, losing its ability to seal properly. Tempe, AZ homeowners often notice the need for replacement through visible daylight gaps around the door frame, water pooling just inside the garage after rain, or a noticeable draft affecting an attached garage's temperature. It's one of the more affordable garage door services with an outsized impact on comfort and protection.
Why You Shouldn't Ignore It
Worn or missing weatherstripping does more than let in a bit of cold air, it's often the entry point for water damage, since rain and melting snow can seep in along the bottom seal and pool against the garage floor or nearby stored items. Gaps also invite pests, from insects to small rodents, looking for an easy way into a dry, sheltered space. In an attached garage, poor sealing can meaningfully affect the temperature of adjacent rooms, driving up heating and cooling costs as conditioned air leaks out around an uninsulated seal path. Left long enough, persistent moisture exposure can also contribute to rust on the door's bottom panel and hardware, turning a cheap seal fix into a more expensive repair.
Our Process
Inspect All Seal Points
We check the bottom astragal seal, side and top jamb seals, and the corner seals where they meet, since wear often varies by location.
Remove Old, Cracked Material
Deteriorated weatherstripping is fully removed and the track or channel is cleaned before new material is installed.
Fit and Install New Seals
New weatherstripping is measured and cut to fit precisely, then secured into the track or fastened along the frame.
Check Door Alignment
We confirm the door closes fully and evenly against the new seals, since a misaligned door can prevent a proper seal regardless of new material.
Test for Gaps and Drafts
We visually and physically check the full perimeter of the closed door to confirm no light or draft gaps remain.
What to Expect
Weatherstripping replacement is one of the quicker garage door services, typically completed within an hour for a full perimeter seal, including the bottom astragal and side jambs. We'll check that the door itself is closing squarely against the frame, since even brand new seals won't fully block drafts if the door isn't aligned correctly, and we'll address that alignment as part of the visit if needed. Once finished, you should notice a visible reduction in daylight gaps, drafts, and any water intrusion during rain. This is a relatively affordable service with a meaningful impact on both comfort and long-term protection for your garage.

Frequently Asked Questions
It depends on sun exposure and climate conditions, but most weatherstripping shows visible cracking or hardening after a period of years and should be replaced once it no longer forms a tight seal against the door or frame.
Yes, especially with an attached garage, since gaps around the door let conditioned air escape and outside temperatures in, which your home's heating and cooling system then has to work harder to compensate for.
This is most commonly caused by a worn or gapped bottom seal, known as the astragal, that's no longer pressing flush against the garage floor. Replacing this seal usually resolves water intrusion along the bottom of the door.
A properly sealed door significantly reduces entry points for insects and small pests looking for shelter, particularly along the bottom seal where gaps are most common as it wears.
It's one of the quicker garage door services, typically completed within an hour, making it an efficient way to noticeably improve your garage's protection without a lengthy repair visit.
Not fully, if the door itself is misaligned or off balance, it won't press evenly against even brand new seals. We check alignment as part of the service to make sure the new weatherstripping can actually do its job.
